How do I make a reservation?

Contact our Reservations Team. The reservations team will be able to confirm availability and rates directly. Should we be unable to make a reservation at initial enquiry, your reservation can be waitlisted, until availability can be confirmed.

Once you have given your reservation details to the DelSuites representative, a contract will be sent requiring you to complete with payment details. You will then receive your confirmation with directions, receipt and instructions for your arrival.

What is the minimum stay?

We have a minimum stay of 30 nights.

Can I get a lower rate if I stay longer?

Yes, we provide 3 rate categories; 1-3 months, 3-6 months and 6+ months.

Are there any exceptions that can be made for stays of less than 30 nights?

There are no exceptions for stays less than 30 nights. You will be required to pay the 30 night term. 

Does each reservation need to be a consecutive 30 nights or can I stay 3 nights every week for a month?

Should you only stay 3 nights every week, you would still be required to pay for the full monthly charge.

Are there any hidden fees above the quoted rates?

There are no hidden fees to the rates quoted. Taxes are exempt on your accommodation rate. Any additional charges would be applicable to such items as extra movies/channels ordered or any damages that may be incurred throughout your stay.

What if I need to depart earlier then expected?

The minimum stay is thirty (30) days. Should you wish to depart earlier then the confirmed departure date, the first thirty (30) nights are non-refundable. After the first thirty (30) nights stay, DelSuites requires fourteen (14) days notice to avoid penalty. Without 14 days notice, the guest is subject to pay a cancellation penalty of up to 14 days accommodations.

What is the cancellation policy?

Should you wish to cancel your reservation prior to the arrival date, DelSuites requires fourteen (14) days notice to avoid penalty. Late cancellations are subject to a cancellation fee of $500.

What is the Check-In Time? Can I check in early?

Our check in time is at 4pm. Early check-in is based on availability. Please call our Reservations team in advance to confirm if an early arrival is available.

What is the Check-Out Time? What if I need a late check out?

Our check out time is at 10am. Late check-out is based on availability; late check out charges may apply. Please call our reservations team in advance to confirm if a late departure is available.

Can I extend my stay?

Fourteen (14) days notice is required to extend your stay. Extensions with less than fourteen (14) days notice are not guaranteed and based on availability. If you wish to extend your stay, DelSuites reserves the right to increase the nightly rate for dates of extension, provided DelSuites is able to accommodate the extension.

How do I pick up the keys?

Once your reservation is confirmed, you will receive arrival instructions via email.

How many people can stay in a 1, 2 and 3 bedroom suite?

1 bedroom suites have a maximum occupancy of 3 persons.
2 bedroom suites have a maximum occupancy of 5 persons.
3 bedroom suites have a maximum occupancy of 7 persons.

Do you offer free shuttle from Toronto Pearson Airport?

One complimentary Airport Pick-up is available as part of our extended services. An Able Transport chauffeur driver will be on time for your airport pick up and drive you in style to your selected DelSuites location.




How much payment is required to confirm my reservation?

Payment of $500 is required to confirm a reservation. Balance of each 30 night period is due 7 days prior to the billing cycle. For reservations made within 14 days of arrival, full payment of the first 30 nights is required.

What method of payment is accepted?

We accept ALL major credit cards including Visa, MasterCard and American Express. Should you wish to pay by certified cheque or money order, a $1,000 security deposit is required at the time of booking.

Do you require a security deposit?

We require a $1000 security deposit if you are paying by certified cheque/bank draft. This is required prior to arrival on top of the full monthly payment.




Where are the pots and pans located?

While we do our best to place the pots and pans in the same place in every suite, the lay out and style of appliances do not always allow for this. The first place to check is the drawer below your oven. If they are not in the stove drawer, they will be in one of the lower kitchen cupboards.

How do I log onto the Wireless Internet?

Each suite is equipped with its own secured internet and modem. Your network name will be delsuites followed by your suite number. For example, if you are in suite 201, your network name will be delsuites201. Your password will be your 10 digit telephone number. Please refer to your original arrival letter or to one of your suite telephones for the number.

How do I make an International phone call?

Simply dial the overseas code of 011, the country code, city code and then the telephone number. Competitive international calling rates with no additional administration costs applies.

What do I do when it is time to depart?

We will deliver a departure notice and envelope on your last scheduled cleaning day prior to your departure. The letter will provide further instructions on what do to.

How do I arrange for an extra set of keys?

Only registered guests that are staying in the suite are permitted to have a set of keys. We issue 2 full sets of keys to 2 registered guests and any additional sets will comprise of a suite door and common area key. Each guest, including all minor children MUST be registered.

What day is my suite cleaned and what time can I expect the Housekeeper?

Please refer to your Welcome Letter that was in your arrival package with your keys for your scheduled cleaning day. The ladies start at 9:00 am and can be at your suite anytime between 9 and 5. If you have a preferred time or any special requests, this can be arranged with our Guest Services Team.

Do you permit smoking in your suites?

As of March 1, 2012, all of our suites have been designated SMOKE FREE. There is a charge of $1000 to clean the suite if anyone is found to be smoking. Additional charges could be applied if the suite cannot be returned to its original condition due to painting, extensive carpet and furniture cleaning. If you are a smoker or plan to have guests that smoke, we recommend that you smoke on the balcony or outside of the building if permitted at that location. (Note: There is no smoking on the balconies at the Hullmark and 300 Front locations)

Do you permit pets?

While most of our locations are pet friendly, please contact your DelSuites Representative to confirm if your location allows pets, any weight restrictions and number of pets permitted. There will be a $300.00 non-refundable pet cleaning fee applied to all suites that have a pet. Please note that this does not cover any damage caused by your pet and additional charges could apply.

Can I book the party room and use the other facilities?

Your access device will permit you access to the fitness centre and swimming pool during the scheduled hours of operation. If you wish to use the buildings other amenities, you will need to register with the Rec Centre Coordinator or at the Security Desk to gain access. You can book the party room with the Property Management Office. A Deposit and non-refundable cleaning fee will be required at the time of booking.

Can I have parcels delivered to my suite?

We can provide you a parcel waiver form to complete and submit with Security. They will accept packages on your behalf and hold them at the Security Desk for you.

How do I order extra channels?

Contact your Guest Services Representative to inquire about pricing and availability of channels in your area. You will be billed monthly for any On Demand movies and specialty channels you order. All charges are subject to a 30% service charge. You can order some extra channels directly from your suite. If you do order anything extra other than movies, please let your Guest Services Representative know.

Are my personal contents insured?

DelSuites’ contents and liability insurance policy does not insure your personal belongings. Your own home insurance would apply to this. If you do not presently have home insurance, DelSuites suggests temporary coverage be arranged through your insurance company.

Is parking available?

Parking is available at all of our locations. 1 spot is included for all North York, Etobicoke, Mississauga, Scarborough and Markham locations. Parking for Downtown and Midtown locations are $10 per night. Additional parking can be requested, however, not guaranteed.

What do I do when someone is parked in my assigned parking space?

Firstly, confirm that you have parked on the correct level, spot and building phase. Once you have confirmed that you are in the correct space, place a note on the vehicle advising the vehicle owner they are parked in your assigned space. Then, call your Guest Services Representative or the On Call Manager to request a new spot for the night. If we cannot assign you a temporary spot, you will be advised to see Security to be issued a Visitor’s Parking spot for the night.

What is the clearance on your garage parking?

Every building varies on the clearance height. Most of our locations have a 6.0-7.0’ clearance.

Can I have visitors stay overnight? How can they park?

You are permitted to have guests stay over night. Should you have guests stay for a longer term, please advice DelSuites staff so they can add your guest to the building guest list. For visitor parking, all buildings provide parking spots based on, 1st come 1st serve and availability. Visitor parking is not guaranteed.
