GENERAL TERMS AND CONDITIONS

1. Definitions 
“Client” means the individual, company, or entity that makes the reservation, accepts these Terms and Conditions, and is responsible for payment. 
“Guest” means the individual(s) occupying the suite, whether or not they are the Client. 
Where applicable, the Client and Guest are jointly and severally responsible for obligations under this agreement.

2. Accommodation & Services 
DelSuites agrees to provide temporary furnished accommodation for the agreed reservation term. Accommodation may include, unless otherwise specified: furnished living space, utilities, high‑speed internet, cable and/or streaming television, local telephone service (some locations), and bi‑weekly housekeeping.

3. Nature and Use of Premises 
The suite is provided for temporary residential accommodation only. The Guest agrees not to use the suite for business, commercial, event, or illegal purposes, and not to host unauthorized gatherings or parties. Subletting or listing the suite on any rental or home‑sharing platform is strictly prohibited.

4. Occupancy
Only persons registered to the reservation may occupy the suite overnight unless DelSuites provides prior written authorization. Assignment or transfer of occupancy is not permitted.

5. Arrival and Departure
Arrival and departure times are as noted on the reservation confirmation. Requests for early arrival or late departure must be approved in advance and may be subject to additional charges.

6. Inspections, Damages & Charges
Inspections are conducted before arrival and after departure. The Client and/or Guest are responsible for damages beyond normal wear and tear. DelSuites will make reasonable efforts to remedy damages at the lowest practicable cost. 
Chargeable items may include, but are not limited to:

  • Damage to floors, walls, fixtures, appliances, furniture or contents
  • Excessive cleaning requirements
  • Parking space damage
  • Odours or contamination preventing re‑rental (e.g., smoking, pets)
  • Lost revenue where repairs, remediation, or additional cleaning attributable to the Client’s or Guest’s actions results in the suite being unavailable for re‑rental
  • Lost or unreturned keys, fobs, access cards or remotes
  • Removal of suite contents

7. Guest Concerns
Guests are encouraged to notify DelSuites promptly upon arrival if the accommodation is not as represented or if there is an issue that materially affects the stay. DelSuites will make reasonable efforts to address reported concerns in a timely manner. Failure to notify DelSuites within a reasonable period may limit the ability to remedy the issue. 

8. Right of Entry
DelSuites may enter the suite at reasonable times for housekeeping, inspections, maintenance, repairs, safety concerns, or operational requirements, with reasonable notice where practicable or immediately in the event of an emergency.

9. Guest Responsibilities
The Guest agrees to:

  • Maintain the suite in a clean and sanitary condition, including regular garbage removal
  • Practice reasonable use of utilities and promptly report maintenance issues
  • Avoid actions that may create safety risks, damage, infestation, or disturbance

Where negligence or inaction results in additional costs, including pest control or remediation, the Client and/or Guest may be held liable.

10. Alterations
The Client and Guest are not permitted to make any alterations or installations to the suite without the prior written consent of DelSuites. This includes, but is not limited to, the installation or use of any hidden or exposed recording or surveillance devices, and the installation of any plumbing devices or aids, including bidet hoses or similar attachments.

11. Housekeeping
Housekeeping is provided on a bi‑weekly basis unless otherwise specified. DelSuites reserves the right to adjust housekeeping services based on the condition of the suite and will notify the Guest of any service limitations.

12. Pets
Pets are not permitted unless approved in writing by DelSuites and subject to a signed Pet Agreement. Applicable fees apply. Failure to disclose pets may result in additional charges and possible termination of the reservation.

13. Smoking
Smoking, vaping, or burning of any substance is strictly prohibited in all suites and related areas. A minimum charge of $1,000 will apply for violations, plus any additional restoration costs.

14. Payment Terms & Methods
The Client agrees to pay all charges associated with the reservation, including accommodation, extensions, damages, incidentals, service fees, and applicable taxes. Incidental charges may include, but are not limited to: long‑distance or pay‑per‑use telephone charges (where available); additional or pay‑per‑use television services; charges for extra items or services ordered by the Guest; and any applicable administrative fees where such services are arranged through DelSuites.
Unless otherwise agreed in writing:

  • Payment for the first thirty (30) nights is charged fourteen (14) days prior to arrival, or at booking if arrival is within fourteen (14) days
  • Subsequent thirty‑night billing periods are due seven (7) days prior to commencement
  • Outstanding balances may be charged to the payment method on file without further notice

Accepted payment methods (subject to change) include credit cards, pre‑authorized debit (Canadian institutions only), Interac e‑Transfers, electronic funds transfers, and certified cheques. 
Credit card payments are subject to a 2.4% processing fee, which is non‑refundable, including in the event of cancellation or early departure. 
A valid credit card authorization or security deposit must be maintained on file for the duration of the reservation. 

15. Minimum Stay, Changes & Cancellations
The minimum stay is 30 nights.

  • Early departure after the minimum stay requires fourteen (14) days’ written notice to avoid penalty
  • Cancellations prior to arrival require fourteen (14) days’ written notice to avoid a $500 + applicable tax cancellation fee
  • Extensions are subject to availability and may be repriced
  • If an extension is approved by DelSuites, all terms and conditions of this agreement shall continue to apply to the extended stay, except as may be expressly amended in writing

16. Internet & Technology
Internet service is provided by third‑party providers and is outside DelSuites’ control. DelSuites is not responsible for outages or interruptions. Use of internet services and provided equipment is at the Client’s and Guest’s own risk, and users are responsible for securing their own devices.

17. Insurance & Liability
DelSuites’ insurance does not cover personal belongings. Clients and Guests are encouraged to maintain appropriate personal or corporate insurance coverage.
Except where required by law, DelSuites is not liable for personal injury, death, or loss or damage to personal property during the reservation.

18. Furniture, Contents & Recording Devices
All furniture and contents are used at the Guest’s risk. The installation or use of any surveillance, monitoring, or recording devices (including cameras or audio recording devices) within the suite is strictly prohibited.
The Client and Guest agree to indemnify and hold DelSuites harmless from claims arising from the misuse of suite contents.

19. Parking (Where Applicable)
Parking is subject to availability and building rules. Vehicles are parked at the Guest’s own risk. DelSuites is not responsible for loss, damage, fines, towing, or changes to parking allocation.

20. Storage of Personal Property
DelSuites cannot guarantee storage space for the Client’s or Guest’s furniture, bicycles, or other large items. Storage of bicycles is not permitted in automobile parking spaces. The Client and Guest agree to make alternate arrangements for the storage of such items where required.

21. Abandoned Property
Personal items left behind after departure may be deemed abandoned. DelSuites may remove, store, or dispose of such items in its discretion and shall not be responsible for loss or damage. Any reasonable costs incurred may be charged to the Client.

22. Relocation or Cancellation by DelSuites
In rare or unforeseen circumstances, including suite sale, owner withdrawal, or events beyond DelSuites’ control, DelSuites may be required to cancel or relocate a reservation. DelSuites will make reasonable efforts to offer comparable accommodations or refund prepaid amounts. Any refund shall constitute full and final settlement of liability.

23. Termination
DelSuites may terminate a reservation immediately for breach of these Terms, non‑payment, illegal activity, or conduct posing risk to persons or property.

24. Nature of Agreement
This agreement is for temporary accommodation only and does not create a lease, tenancy, or landlord‑tenant relationship. Neither the Client nor the Guest acquires any ownership, tenancy, or real property rights, regardless of length of stay. The rights granted are limited to a personal, revocable licence to occupy the suite. To the extent permitted by law, the Client and Guest expressly waive any claim that the occupancy constitutes a tenancy or provides tenant‑like protections.

25. Privacy
By making a reservation, the Client and Guest acknowledge and agree that DelSuites will collect, use, and disclose personal information in accordance with the DelSuites Privacy Policy.

26. Governing Agreement
In the event of a conflict between these Terms and Conditions and any third‑party booking platform, intermediary, or corporate agreement, these Terms and Conditions shall govern unless otherwise agreed in writing.
 

PET AGREEMENT (applicable to reservations with pets)

This Pet Agreement forms part of, and is supplemental to, the DelSuites General Terms and Conditions. In the event of a conflict, the DelSuites General Terms and Conditions shall prevail.

1. Approval of Pets
Pets are permitted only with prior written approval from DelSuites. The Guest agrees that only the pet(s) disclosed and approved in writing may occupy or visit the suite.

2. Responsibility for Pet Conduct and Damage
The Client and Guest remain fully responsible for the conduct of their pet(s) at all times and agree to be responsible for any damage, additional cleaning, odours, infestation, or injury to persons or property caused by their pet(s), whether occurring within the suite or in common areas.
Any costs incurred by DelSuites as a result of pet‑related damage or remediation may be charged to the Client in accordance with the Agreement.

3. Pet Cleaning Fee
A non‑refundable pet fee is payable in advance and is intended to cover additional cleaning required due to the presence of a pet. This fee does not limit the Client’s responsibility for additional charges where pet‑related damage, excessive cleaning, or lost revenue occurs.

4. Building Rules and Behaviour
Pet policies vary by property. The Client and Guest agree to comply with all applicable building and condominium rules relating to pets, including leash requirements and restrictions on access to amenities or common areas.
For the safety of both pets and staff, the Guest agrees to properly contain or remove pet(s) from the suite during scheduled housekeeping visits.

5. Termination for Non‑Compliance
Failure to comply with this Pet Agreement or applicable building rules may result in additional charges and/or termination of the reservation, in accordance with the Agreement.
